What inspections involve

What We Look At

NBIS will check all visible elements of the property both inside and out. We are checking for the quality of workmanship ensuring the works carried out meet the national minimum standard set out in NHBC and LABC Standards. We also ensure building regulations have been met. Where relevant, the inspection will also include driveways, garages, and gardens.

The inspection will be carried out by an experienced independent inspector with a range of equipment at their disposal.

Our team will conduct a thorough check of both the internal and external elements of your new home, including the following:
  • Overall quality of the property
  • Plumbing, heating including taps, showers, baths and any water systems
  • Roofing and guttering
  • Electrical aspects such as sockets and appliances
  • Finishes and details such as paint, wallpaper, flooring and plastering
  • Windows, glazing, doors and locks
  • Fire stopping and means of escape
  • External including garages
  • Paths and drives
  • How Long Does An Inspection Take

    What is a snagging list?

    The length of an inspection will vary depending on the size of the property, the number of snags found and whether the property is lived in or empty at the time of the inspection. Normally a thorough inspection can take between two and five hours to complete.

    New Homes Ombudsman

    The New Homes Ombudsman scheme will provide dispute resolution to, and determine complaints by, buyers of new build homes against developers.

    Once the arrangements for the ombudsman scheme have been made, developers will be required to become and remain members of the scheme.

    Where the ombudsman determines a dispute in favour of the complainant, they may order redress such as paying compensation, and where this is not complied with, the scheme may expel the member.
